Ernesto M. Ure is the founder and Principal of COVENANT REALTY PARTNERS and a seasoned real estate professional with over 15 years of experience in the Financial Services and Real Estate Industries. His diverse real estate background includes extensive experience in real estate valuations and appraisals, land evaluations and dispositions, development advisory, corporate finance, single asset and portfolio disposition, real estate auction sales, mortgage financing and conduit lending, acquisition due diligence and leasing. Mr. Ure has extensive experience managing large real estate projects and complex financial transactions, both in the U.S. and abroad.

Mr. Ure is a native of Argentina, has traveled, lived and worked abroad extensively and is fluent in Spanish.  He holds a Bachelors in Science degree in Business Administration from the School of Economics Sciences of the University of Buenos Aires and a Masters in Business Administration from Northwestern University's J. L. Kellogg School of Management.  He is also a Licensed Real Estate Appraiser in the State of California and an Associate Member of the Appraisal Institute.

Prior to moving to the U.S., Mr. Ure was an accomplished Rugby player, representing the Argentine National Rugby team the "Pumas" between 1979-1986.  He was named Rookie of the Year in 1979, was selected for the South America All Star Team between 1980-1984 and was named Best Player in the World in his position and member of the Rugby World All Star Team by the French press in 1985.  Before retiring in 1986, he had player over 50 international rugby games throughout the Americas, Europe, Australia, New Zealand, Hong Kong and South Africa.  In 1995, Mr. Ure was honored to participate in the "World Rugby Classics" tournament in Bermuda, an invitation only tourney with other retired international rugby player from all over the world.

Mr. Ure is married and resides with his wife and three children in Manhattan Beach, California.

Principal, Commercial Real Estate Services

Covenant Realty Partners was founded in 2001 as an extension of a successful independent real estate consulting practice began in 1996 and encompassed the following services:

Commercial Real Estate Appraisal Services, Los Angeles, CA
·   Independent contractor for appraisal firms such as Curtis-Rosenthal, LLC and Manhattan Realty Advisers, completed multiple single-assets and portfolio valuations and real estate appraisals for financial institutions such as Lehman Brothers, Bear Sterns,  Column Financial, CIBC, Continental Wingate, property owners, developers, law firms and insurance companies

Real Estate Consulting
·  Advised Shea Homes' managing committee in a joint-venture development opportunity in Queretaro, Mexico.  Visited the project and completed a preliminary project feasibility analysis and due diligence on the potential partners.
·  Planned and executed FINOVA Realty Capital's reorganization of the company’s CMBS lending operations, including loan processing, team structure and responsibilities, due diligence processes, underwriting and documentation systems, hiring personnel, and the engaging process for appraisers, engineers and other third party providers.  Implemented the new structure on schedule.  Reduced processing time by over 30%, increased transaction throughput and saved the company approximately $500,000 in due diligence and underwriting costs.

Due Diligence and Underwriting Services
·   Performed extensive financial underwriting and due diligence for single assets and portfolios of properties for acquisitions and refinancing loans for several financial institutions including Nomura Asset Capital, DLJ and Secured Capital.
·   Co-managed the KPMG Peat Marwick's due diligence team conducting financial underwriting of a large and diversified, mid-size real estate conduit program for Belgravia during the transition after the latter was aquired by FINOVA Capital Group. 
·
   Retained by FINOVA Realty Capital as a Director to
begin and manage a new CMBS lending team, closing $44 million in business in the 4Q/98 only, generating estimated profits of $2.85 million or 105% of target.

Marketing Services
·  Advised Jones Land Wootton's Los Angeles office in winning the marketing assignment of 550 South Hope office building in downtown Los Angeles, and the Applied Materials Headquarters building in Santa Clarita, California.

Litigation Support Services
·
  Performed extensive litigation due diligence and valuation on a large number of real estate developments in Southern California and Nevada.
·  Managed construction defect due diligence team of experts for large residential real estate communities and worked with law firms on litigation and mediation disputes.

Business development and marketing of the firm’s multiple specialties.  Instrumental in growing LaSalle’s market presence despite the economic crisis following the peso devaluation of December, 1994.
·  Led the creation and management of the first international real estate auction ever held in Mexico, "Subasta Inmobiliaria", offering more than 350 properties in 14 states, valued at $200 million.

Conducted the financial and strategic planning, ran day-to-day operations, negotiated and closed the sale of over 70 properties in 5 months, generating transaction fees in excess of $500,000.·  Negotiated contractual agreements with Mexican bankers for advisory fees in excess of $1.0 million, securing retainer fees of $250,000.  Raised over $1.2 million to finance the marketing.·  Identified and negotiated a $55 million mortgage financing transaction of Grupo Alfa’s corporate headquarters, earning a transaction fee of $250,000.
·  Led a team of professionals in winning and managing a disposition advisory assignment for four shopping centers owned by Salinas y Rocha, generating a fee of $125,000.

·  Conducted feasibility analysis and arranged a partnership structure to develop an 8.75-acre waterfront parcel in Acapulco, Mexico, earning advisory and transaction fees of $550,000.

Leasing Representative

Part-time employment while attending graduate school as a full-time student
·  Marketing of prestigious office skyscraper in downtown Chicago, achieving a leasing record of 250,000 square feet in 1992.  Secured the exclusive representation of Brazil’s third largest advertising agency for the lease negotiations of their first U.S. office in Chicago; signed a long-term lease worth $1.5 million.
